We are fully aware that one of the greatest concerns regarding payment for building work is ensuring that you do not pay for work that has not been done, or materials that have not been supplied. Having discussed this problem with our clients, we have devised a payment system that is fair to both parties.
Detailed quotation and payment schedule for building work
Prior to any agreement, you will be provided with a detailed quotation (accurate indication of cost) as opposed to an estimate (a rough guess). That quotation will indicate what work will be done, what materials will be used and a breakdown of all costs.
The estimate will also include a payment schedule indicating when we would expect payment and what it will be for. We do not ask for up-front payments for materials, but we do ask that payment be made on the day of their arrival on site for major purchases.
On agreeing a price for the project, we would then ask for a 5% deposit of the total cost as confirmation of your instructions.
Building work of any nature can incur unforeseen costs – an example would be discovering rotten joists once any flooring has been lifted. In the event that a problem is discovered, you will be advised and any cost additional work agreed upon prior to continuing – we will not simply “add it to the bill” and present you with a nasty shock at the end of the day.
Many builders tend to hide the need for a contingency in order to make their costs appear more attractive. At Extono Construction we believe in total transparency so, when doing your budgeting, we advise all clients to add a contingency sum of 15% of the total project fee as a safety net.
